Sedalia is getting more retail options on West Broadway Boulevard thanks to a new multi-tenant shopping center.
Angie Kroeger, one-fourth owner of KP3, which owns the upcoming strip mall property at 2700 W. Broadway Blvd., said several tenants have already been secured and they are recruiting to fill the remaining 2,100 square-feet space. The strip mall will be called The Crossing, taking its name from the nearby railroad tracks, Kroeger said.
Kroeger said two tenants are local businesses that are relocating, with two others being national franchises new to Sedalia. She said the tenants will be making their own announcements about locating to the shopping center.
“Two of these big corporate businesses, they’re going to be excellent for Sedalia,” Kroeger said. “We’re excited about them.”
The building is expected to be completed between October and November, but Kroeger said some of the tenants won’t begin their own construction until April, meaning the building will open in phases.
2700 W. Broadway Blvd. is currently home to Lucky Chinese, which will be closing in June, according to Kim Tsao, who owns the business with her husband Mike. Kroeger said they gave Kim and Mike the option to relocate Lucky Chinese, but the couple chose to close the restaurant and move closer to family.
Kroeger said Advanced America, located in the current small strip mall next to Lucky, will be staying.
“We’ll demolish the whole building except their space and they’re going to sit there until (The Crossing) is built, then move back and we’ll demolish their old building,” Kroeger explained. “… (My husband and The Crossing co-owner) Josh is going to be creative but we’ll make it work.”
When news spread of Lucky Chinese closing to make way for a new strip mall, some Sedalians voiced concern about getting yet another strip mall. Kroeger said they chose to build the new shopping area to fill a need in the community.
“We had people keep calling us looking for space, but they wanted to be in an upscale, nicer strip center,” Kroeger explained. “So we pieced together all the tenants before we even bought the property. We didn’t decide to just build a strip center, we pieced together tenants and made sure we had all but one space filled. There was a need.”
Kroeger added that The Crossing only has one small tenant, with the others taking up 2,000 square-feet or more. Other than Thompson Hills Shopping Center, most strip malls offer small spaces.
“You have big companies that are wanting to come here, and one of our tenants wants 5,500 square-feet. Well there’s no other strip center here in Sedalia that can offer them 5,500 square-feet,” she said. “There are a lot of little 1,200 square-feet spots, but a lot of tenants need more than that, especially big retailers.”
